Q. What types of homes do you build?
Scope Construction is a custom home builder so we will build your home to suit your needs and individuality. You decide what you want to include in your home, and we’ll concentrate on the quality finish and getting it right!
Q: Do you have standard plans?
No – No two blocks of land are the same. We consider the block of land that you have purchased and use passive design principals to save energy through the life of the home. We will try to eliminate the need for heating and cooling and consider all aspects, for example, the sun, prevailing winds, views, neighbours etc.
Q: Where do you build?
We build on the Northside of Brisbane
Q: Do you have your own architect?
We do not employ an architect. We have an excellent working relationship with our architectural design consultant and he understands our processes. We prefer to concentrate on what we do well – Building homes! We will oversee the entire process from first meeting until handover – See ‘ Our Processes’ page
Q: How long will it take you to build our house?
There are two stages, the design stage and the building stage. Every situation is different, the design stage can take months of planning. This stage depends on how quickly decisions are made and includes design, product and colour choices, costing, building permits, and selecting trades people. The building stage can take 5-8 months dependent on house size and the time of year. Scope Construction will provide you with an approximate timeline prior to construction but it depends on factors such as weather and your own decision-making.
Q: Are we allowed through our home while it is under construction?
Yes. It is an exciting time to watch your dream unfold. Once the house is closed in we will provide you with a construction key and you are able to let yourself in to your home at your convenience. It is important that you take care on all building sites as there are many hazards. We will also meet with you regularly on site to walk through your home during construction. Note: If you injure yourself when visiting, you are not covered under our insurance so you are entering the construction site at your own risk. We advise that you only enter the site supervised.
Q: How much does a house cost per square metre?
The cost of the home is driven by you. It is difficult to put a specific cost per square metre, as there are many variables that will influence the price, for example, the land, the house design and the selection items, such as exterior cladding, floor coverings, lighting, appliances etc.
Q: Do you offer a fixed price contract?
Yes. We will provide you with a fixed price contract that will include everything for your new home. If you change your mind or add selections during the build, then we will provide you with the revised price.
Expenses & Variations… Every decision made on the selections is automatically reflected on the expenses page of our online login system. With a single click, you can see how each of your choices have affected the final price of your project. If you need to approve a variation, you can do it electronically, saving you the time and hassle of faxing or mailing signatures to your builder.
Q: How are progress payments made?
Your contract will advise how many progress payments are made, how much each payment will be and the timing of each progress payment.
Q: Do I need certification or council approval?

- Load Bearing Walls to be Moved
- Heads over Windows
- Retaining Walls over 1 Metre High
- Decks to be Built over 850mm off the Ground
- Anything Involving a Roof Structure
- Raising/Moving a House
- Digging Out Under the House Greater than 1 Metre Deep
- Slabs to be Built
- Work Less than 6 Metre from Front & Rear Boundary
- Work Less than 1.5 Metres from Each Side of Boundary
- Internal/External Stairs
- Additional Toilets/Sh owers/Baths
- Additional Extensions
Then Yes you will need to acquire plans and you will need council approval to build it.
